How to assess an off-grid property for sale in the UK

“Off grid” in a property listing can mean anything from a well-built home with its own solar and borehole to a run-down cabin with a hosepipe. Short answer: treat every listing as unproven until you have seen the paperwork, and price in what still needs fixing.

Decode the listing

  • “Off grid”: which services are missing, and what replaces them?
  • “Development potential” or “subject to planning”: no permission exists yet. It is a hope, not a fact.
  • “Agricultural” or “woodland”: not residential land.
  • Restrictions: look for agricultural occupancy conditions, covenants and overage clauses that give a seller a share of future value.
  • “Sold as seen”: the risk is yours.

Documents to ask for

  1. The title register and title plan from HM Land Registry (or a solicitor’s report for unregistered land).
  2. Planning history and any conditions, and evidence the home is lawful.
  3. Building regulation sign-off for any building work.
  4. An EPC for the home, and electrical, gas and solid fuel safety certificates.
  5. Recent private water test results and details of the source.
  6. Details of drainage: a septic tank or treatment plant, its age and whether it meets current rules.
  7. Details of the solar, battery, generator and heating systems, with ages and service records.
  8. Insurance quotes for the property.

Inspect the systems, not just the house

  • Power: what is the real winter supply? Ask for meter or monitoring data.
  • Water: where does it come from, and is it legal to use?
  • Drainage: a failing septic tank can be expensive to replace.
  • Access: who maintains the track, and are there legal rights of way?
  • Internet and phone signal: test on site. See off-grid internet.

Get the right professionals

Use a solicitor experienced in rural property, and a surveyor who understands the type of building and its systems. A general survey may not cover an off-grid setup.
